What belongs in cash to close

The calculator combines the down payment with user-entered legal and stamp allowances, valuation, protection, moving, immediate work and the cash that should remain after completion.

  • Percentage fields are planning allowances, not fee quotations.
  • Some costs may be financed or calculated differently.
  • Replace each allowance with written transaction evidence.

Keep the down payment separate from transaction costs

The deposit becomes property equity, while legal work, duties, valuation and administration pay for the transaction. Combining them into one percentage makes it difficult to compare quotations or protect the reserve.

The percentage inputs in this tool are placeholders chosen by the user. Actual charges depend on the property, financing, exemptions, documents and current rules where the transaction occurs.

Cash to close is a stack, not one percentage

Written estimates should replace every allowance without consuming the post-closing reserve.

Move and reserve

Replace allowances with written evidence

As the purchase progresses, substitute the lawyer's estimate, financing offer, valuation charge, protection quote and management information. Record whether each amount is payable upfront, financed or reimbursed.

Check for double counting. A cost included in the financing quotation should not also remain in a broad cash allowance unless cash payment is truly required.

Preserve money for the first weeks of ownership

Moving, utility deposits, essential repairs, access cards and basic furnishings can arrive immediately after completion. Keep these planned costs separate from the emergency reserve.

The retained reserve is not a transaction fee, but it belongs in the readiness decision. If purchase cash is available only by emptying it, lower the price, delay the date or rebuild the cash target.

  • Equity contribution
  • Transaction charges
  • Move-in costs
  • Cash retained afterward

Common questions about this calculator

Are the legal and stamp percentages official fee quotes?

No. They are user-entered planning allowances. Replace them with current written estimates that reflect the property, financing, exemptions and transaction documents.

Why include cash retained after closing?

The reserve is not a closing fee, but it prevents the purchase plan from using every liquid dollars and leaving ordinary life exposed after completion.
